My first response is that someone poured something on the Zoysia to have that type of pattern.
 
I looked carefully at the photos and have not seen '"line type" damage before to a lawn.... very odd, but I would say some type of chemical was dumped.
 
I did take the time to do some good lawn disease searches on Google and Zoysia disease is brown patch and red thread mostly.  And those patterns are irregular, same as on bentgrass. 
 
I would dig up all the damaged areas and replant, just as you indicated to Shannon.
 
Another weird thought is that there is some type of underground trench that has carried something along it's path and rotted the roots? just a wild guess...
 
I  think the damaged areas are deliberate.  Would some type of sulfuric acid have that smell Shannon was talking about to you?  Just the fact that Shannon just noticed the areas and how quickly it would rot and smell, points to a chemical...  Make any sense?

       Looks like it was a quick death. I have no idea what it could be. Was there an odour ? - could have been gas or chemical. In any event the contaminated soil should be removed ( a few inches) some fresh soil brought in and reseeded. That's the best I can offer - Rob.

This info is from Shannon (near Atlanta) regarding suspected vandalism to her lawn.
Have any of you seen anything like this?
